Mechanical Systems We Manufacture

MMS manufactures multiple types of modular mechanical systems for commercial, healthcare, life sciences, higher education, K-12 school systems, and institutional projects. Our prefabricated products include rooftop mechanical penthouses, hydronic pump skids, domestic hot water systems, heat exchanger assemblies, medical headwalls, and bathroom pods. Each system is factory-built, pressure tested, and delivered ready to connect.

Modular Mechanical Penthouses

We manufacture modular mechanical penthouses that house chilled water systems, heating water equipment, and HVAC controls in prefabricated rooftop enclosures. Our penthouses integrate chillers, boilers, pumps, water heaters, mixing valves, VFDs, and complete electrical and controls scope into factory-tested assemblies. We work with architects and engineers to design layouts that free up interior space and streamline system tie-ins. The result is a fully prefabricated penthouse that drops in place that can accelerate the overall build.

From a stakeholder perspective, we are able to add value by:

  • Collaborating with design engineers to provide customized MEP solutions.
  • Saving valuable real estate within the building for architects to maximize usable space (patient care, retail, lab space).
  • Allowing end users to visit the factory and make system adjustments as needed prior to final installation.
  • Providing a product that streamlines site coordination for the general contractor.
  • Offering an offsite modular solution that improves overall site safety and sustainability, which benefits everyone.

And from a project perspective, we can add value in numerous ways. Our modular mechanical penthouses are:

  • Built in a parallel path to the construction project, which can condense the overall project schedule.
  • Reviewed during the design and construction phase to ensure clearances and serviceability are in line with what the end user will need.
  • An ideal option for teams that need flexibility with space layout.
  • Classified as a piece of equipment rather than a building structure.

Prefabricated Pump Skids

We manufacture prefabricated pump skids for hydronic heating systems, chilled water distribution, fire suppression, and process applications. We integrate pumps, variable frequency drives (VFDs), valves, piping, expansion tanks, and controls into single factory-tested assemblies. Each skid is hydrostatically tested before delivery. By coordinating with design and field teams early, we can optimize mechanical room footprint and connection points.

Whether it’s new construction or an existing building, there is value to this approach. Modular pump skids:

  • Help limit downtime during a renovation.
  • Provide a “plug and play” approach for connections.
  • Streamline the install coordination for new construction.
  • Can be constructed so pumps and drives are packaged together for ease of use and serviceability. This also alleviates potential footprint concerns for the drives.
  • Are reviewed and stamped by a structural engineer.

Prefabricated Domestic & Non-Potable Hot Water Skids

We manufacture prefabricated domestic & non-potable hot water skids that integrate water heaters, storage tanks, recirculation pumps, mixing valves, and controls into code-compliant modular assemblies. Each skid passes hydrostatic testing before shipment. We collaborate with plumbing engineers and contractors to build complete hot water systems – all in one unit, delivered ready to connect.

Whether it’s new construction or an existing building, the benefits of a domestic hot water skid include:

  • Limited downtime due to the “plug and play” nature of the connection.
  • Streamlining the installation logistics for new construction by providing a consolidated packaged unit.
  • Assisting with labor constraints by building each unit in our factory and minimizing the field presence needed for installation.
  • Being reviewed and stamped by a structural engineer.

Heat Exchanger & Energy Recovery Skids

We manufacture heat exchanger and energy recovery skids – prefabricated thermal transfer systems that can meet Massachusetts’ stretch energy code while reducing mechanical room footprint. Systems integrate heat exchangers, pumps, valves, VFDs, controls hardware, fluid expansion tanks, and air/dirt separators. All assemblies are pressure tested in our shop before delivery. Our team works with engineers to design skids that address spatial constraints and maximize heat recovery efficiency. Built and pressure tested in our shop, they simplify commissioning.

Now, more than ever, end users are looking for sustainable solutions that offset their environmental footprint and assist with achieving operational savings.

Our heat exchanger & energy recovery skids can provide:

  • Reduced operating costs.
  • A means for reducing greenhouse gas (GHG) emissions.
  • Help with meeting stretch codes.
  • Solutions for constrained site footprints.
  • Support with labor constraints by building each unit in our factory and minimizing the field presence needed for installations.
  • A product that has been reviewed and stamped by a structural engineer.

Prefabricated Medical Headwalls

We manufacture prefabricated medical headwalls that deliver medical gas outlets, electrical receptacles, nurse call systems, data lines, and lighting in factory-assembled patient room modules. We partner with healthcare planners and staff to customize headwalls for both caregivers and patients. Factory mockups allow real-world testing before production, ensuring every installation is repeatable and reliable.

By prefabricating the medical headwall, project teams and end users can:

  • Significantly reduce project timelines – headwalls are built in a parallel path to the construction project.
  • Provide repeatability for the installation team and healthcare staff.
  • Customize each application to the needs of the medical unit.
  • Reduce site traffic and waste, thereby improving sustainable operations.

Modular Bathroom Pods

We manufacture modular bathroom pods – complete prefabricated bathrooms with all framing, plumbing, electrical, waterproofing, tile, paint, and finishes factory-installed. Pre-inspections and punch lists can be completed off-site. Pods are delivered fully finished, ready for installation as single modules, structurally engineered and stamped. We work with architects and contractors to lock in layouts before construction begins. Built completely in our shop, each pod installs in hours instead of weeks.

Similar to our headwalls, we can produce a mockup that provides the end user an opportunity to interface with the pod at our facility and make any necessary adjustments prior to full production.

The benefits of bathroom pods include:

  • A streamlined installation process for the general contractor given their “plug and play” nature.
  • Significantly reducing project timelines – pods are built in a parallel path to the construction project and ready for installation when the space can accommodate them.
  • Providing repeatability for the installation team and the end user.
  • Reducing site traffic and waste, thereby improving sustainable operations.
  • Being reviewed and stamped by a structural engineer.
